Whether a first time home buyer or a seasoned investor, I work to make sure you understand the process of buying a home. Whether you need to have lots of details explained or already know what will happen next, I work to make the process run as smoothly as possible.
Before you agree to work together, I will:
•provide and ask you to sign a Working With Real Estate Agents disclosure form
•give you an overview of the home buying process
•make sure you have started conversations with a lender
•make sure that you are a ready, willing and able buyer
•set up auto emails to let you know when new things come on the market
•keep you posted by email of things that change price
•discuss my compensation
By then, you and I should know if we would like to work together.
Should we decide to work together, I will:
•ask and have you sign the Exclusive Buyer Agency Agreement
•ask you to make a list of things your next home MUST have
•ask you to make a list of things your next home CANNOT have
•make sure you select and/or have a real estate closing attorney in place
•give you the best search tools for you to do your own browsing
•require drive-bys of properties before we schedule the showings
•show you properties in your price range that closely match your needs (note: as of August 2024 agents cannot show property to you without a written, signed agency agreement. )
•guide you through the process step-by-step
•help you through the due diligence process
•help you with understanding the inspection process
•communicate with you regularly
•communicate with listing agents, your attorney's office, your lender and others as I work to provide as smooth of a transaction as possible.

Agency Disclosure: A real estate agent does NOT work for you until you hire them to do so. So, be aware... and do not share..!
In North Carolina, licensed real estate agents do not work for you or represent you UNTIL YOU HIRE THEM...This can be done verbally at first, but must be reduced to writing before an agent can formally represent you in a transaction. Real estate agents can represent a seller (Seller's Agency), a buyer (Buyer Agency) or both a seller and a buyer (Dual Agency) during the same transaction. It is law that real estate agents share this information with you at first substantial contact. That is why I go over this with you and have you sign off on it when we meet and before we talk for the first time.
